8) CONDUCT OF RESIDENT(S) AND RESIDENT’S GROUP
a. Quiet Enjoyment: Residents shall limit to reasonable levels the volume of their stereos, TV, computers, and musical devices within their unit. Residents and resident Groups shall not interfere or cause disruption to the use and quiet enjoyment of another unit. Noisy or disorderly conduct that annoys or disturbs other residents as determined by the board will not be permitted.
b. Unacceptable Conduct: Resident, resident’s family, guests, invitees, agents, employees, contractors, or other persons associated with resident (previously defined as “resident’s Group”) will not engage in, or participate in, such conduct which is illegal, objectionable or prejudicial to the rights, privileges, safety and general welfare of the other residents or any community associate living or working at the community. Any act that threatens or intimidates, is deemed as harassing others, is physically violent with or verbally abusive without injury to another person and or community or creates a public or private nuisance will NOT be tolerated. Any such incidents will be considered a violation of community policy and are subject to fines established by the condominium association. APPENDIX U, Code of Conduct Rules and Regulations, further defines those expectations of residents, resident’s family, guests, invitees, agents, employees, contractors, or other persons associated with a resident that are intended to maintain the high standard of living in our community. APPENDIX U also outlines procedures for filing confidential complaints in the event a member of the CityView community reports they have seen or believe they have experienced unacceptable conduct.
c. No Smoking: CityView and CityView II are Smoke Free properties, this includes vaping. Smoking is not permitted anywhere on CityView grounds or in any common area. You may smoke inside your unit if the smoke (tobacco / marijuana / vape) is not detectible in the common areas or in another unit.
d. Alcohol: Alcohol consumption is strictly prohibited in the Pool, the Gym, lobbies, and the Garage.
e. Soliciting: Solicitation is prohibited.
f. Visitor Announcements: All visitors, including but not limited to delivery personnel, family, and friends, must seek permission to enter the buildings. The front desk will call the resident for permission. Visitors on the Permanent Guest List will be allowed to enter without announcements.
