Resident Handbook Section 7

WASTE REMOVAL & RECYCLING

7) WASTE REMOVAL & RECYCLING

It is the responsibility of the resident to remove from the Community, and properly dispose of all unwanted household items or personal property.

Residents should not place anything directly into the trash compactor or dumpsters or place items in the loading dock areas or other common areas without contacting the management office beforehand. Note that the community is charged by volume of waste and recycling, so measures to reduce volume are appreciated.

a) Household Waste: Ordinary household waste consists of items that you would place into a trash can within your home. Trash chutes are provided for the purpose of disposal of household trash and garbage and are located in every hallway within the community.

i. All trash placed in the chute must be properly bagged. Any light bulbs and pet waste, including cat litter, must be double bagged.
ii. No paint, furniture, clothes hangers, appliances, boxes, construction debris, glass, or flammable materials, such as aerosol cans, are permitted. Glass items other than light bulbs and aerosol cans may be placed in recycling. Contact Management for specific instructions about disposing of these and other items.
iii. Please do not place trash in any other areas unless otherwise approved by Management.

b) Recycling:

i. Recycling must be in a paper bag or clear plastic bag and placed in the recycle bins in the designated trash area.
ii. Refer to signs in the trash rooms for details about what glass, plastic, paper and other items can be recycled.
iii. Boxes must be broken down. And please compact other items as appropriate.
iv. Do not recycle plastic bags, as they damage recycling machines.
v. Do not recycle Styrofoam, plastic straws or greasy food boxes.

c) Bulk trash: Large items are those that will not fit in the trash chute. This category includes small appliances such as a toaster or coffee maker. Removal of large items must be arranged with the front desk and may be accompanied by a small fee to cover the associated cost to the association when removed by RMS (Resident Maintenance Service) and the cost of disposal charged by the waste hauler.

i. When working with a contractor, the contractor must remove any construction debris / demolition material.
ii. If a resident will be removing an item to a passenger car in the driveway (for example, to take it to Goodwill), the resident may move items themselves if the items will fit onto a cart without hanging over the edges or exceeding the height of the cart. You must request a cover from the front desk and use a cart from the loading docks specifically designated for the purpose of moving such belongings.
iii. If you wish to move an item exceeding the measurements of a cart yourself, you must schedule in advance through Condo Control or with the Management. Elevator pads must be installed prior to moving the item(s). These removals must take place between the hours of 9:00 AM and 5:00 PM Monday through Friday. Any unit owner or resident removing large items during prohibited times or without reserving the freight elevator will be fined. Fines begin at $1,000 and could go higher depending on circumstances.

d) Unsanitary Conditions: No trash or garbage accumulation is allowed within the community. Discarded trash, garbage and household personal items are not allowed in storage areas, hallways, loading dock, balconies/patios, and common areas. These items must be placed in the designated trash areas.

e) Illegal Dumping: If Management must remove any unwanted household items or personal property, the total cost of such removal will be charged to the resident separate of any financial sanctions for violations Residents that wish to bring items down for disposal can make arrangements with the management office and will be given permission to leave items at designated areas for pick-up by the waste hauler.

f) Plumbing System: Foreign objects and obstructive substances are not allowed in a sink, drain, commode or tank, and/or sewer system. Examples of these items include, but are not limited to, cat litter, feminine hygiene products, disposable wipes (even those approved for septic systems), and kitchen grease. If found in violation of this policy, resident will be charged for the cost of repairs to the plumbing system.
