e. Fire/Life Safety Devices: Disconnecting or disabling the smoke/fire alarms is prohibited. Do not paint your sprinkler heads, fire alarm annunciator (speakers) or smoke/CO detectors. This will cause a deficiency when going through annual fire inspection for city certification, and you will be required to replace the device.
f. Fire Emergency Procedures: When the fire alarm sounds, follow directions given over the loudspeakers.
g. Speed Limit: For the protection of all residents, please drive slowly and with utmost care through the parking garage. The speed limit is 10 MPH and reduced to 5MPH in the turns to ramps. Fines will be imposed for failure to obey speed limits and stop signs. In addition, please follow your neighbors at a safe distance as some people prefer to back-in park to their spaces.
h. Insurance: Resident’s personal possessions and vehicles are not covered for fire, theft or other perils. Owners are required to maintain a homeowner’s insurance coverage for all personal belongings and/or appliances and fixtures. The Association’s insurance policy has a deductible of $25,000. Owners are responsible to ensure adequate coverage is provided by their own “HO6” policy. Resident acknowledges and agrees that he/she has been advised to protect his/her personal property with homeowner’s insurance. All renters are required to have and maintain renter’s insurance. Proof of insurance must be submitted annually. Because this policy helps assure the safety and stability of our community, any owner failing to supply proof of insurance is subject to fines.
