MISCELLANEOUS
16) MISCELLANEOUS
a. Unit Keys: Each residential Unit owner agrees to provide the Association with a key to the Unit and the security alarm code, if any, to be used by the Association for maintenance, emergency, security or safety purposes. An additional unit key will need to be provided if you have personal services, such as but not limited to dog walker, realtor, contractor doing work in unit, housekeeping, and healthcare providers.
b. Leasing: Owners wishing to lease are placed on a list and required to pay a nonrefundable deposit of $100 at the time of application. Not more than 25% of individual units may be leased. A LEASING PERMIT IS REQUIRED TO LEASE YOUR UNIT. All homeowners with renters in the condominium must provide the Homeowners Association with a copy of the lease agreement and lease addendum prior to the tenants move-in. Owners are responsible for the actions and behaviors of their tenants and tenant’s guests. Once an owner has leased their unit, the owner transfers their rights to the Condominium’s amenities to the tenant, thus forfeiting the right to use such amenities. This includes package delivery.
- i. Please note that short-term renting of a unit, in whole or part, is not allowed under this policy. This includes the use of services such as AirBnB and VRBO.
- ii. Please note that having outside individuals stay overnight when the owner or tenant is not on-site constitutes a Violation. Grandparents, parents, children, and grandchildren are allowable overnight visitors.
c. Bicycle storage: There is a secure, covered bike room in the garage. Contact Management about reserving a space and complete the Bike Room Registration (Appendix C).
d. Bicycles are not allowed to be used in Common Areas. In the North Tower, they must come in the loading dock and to the elevators. In the South Tower, they may be walked through the lobby areas on the way into or out of the building. Skateboards, roller-skates and roller-blades are not permitted in any common areas.
e. North Tower Laundry Facilities: The Laundry Rooms in the North Tower are an amenity reserved exclusively for the use of unit owners and residents of the North Tower. Do not overload the machines. Please do not use the equipment after 11PM or before 7AM. Laundry left in the laundry rooms for more than 24 hours will be bagged (wet or dry) and removed by the staff. It will be held by the Association at the front desk as lost and found. Any laundry not claimed within 48 hours will be donated to charity or disposed of.
f. Contact Information: It is the responsibility of all Unit owners to provide Management with the most current contact information such as phone numbers, emails addresses, billing addresses, as well as any tenant’s contact information. It is also a good idea to provide an emergency contact.
g. Realtor Open House Policy: Unit owner must request permission to host an open house event a minimum of five (5) days in advance and must have two realtors on site, one in the unit that is for sale and one in the lobby to greet and escort the visitor(s) to the sale unit. There is no fee for an open house, but the event is limited to a maximum of three (3) hours in duration and must be between 10:00 AM and 5:00 PM. There can only be one open house scheduled at any time for each association. The reservation is first come, first serve.
