COMMON AREA

10) COMMON AREA

Common area includes but is not limited to: driveway, lobbies, hallways, outdoor grounds, pool area, meeting rooms and gym.

a. No commercial or profit-making use of the common areas may be undertaken without written permission from the Board and Management. Permission must be obtained at the Board meeting of your respective association at least 30 days in advance of the activity.

i. Residents who are personal trainers are exempt from this requirement but must follow the rules noted under Fitness Center (Section 12).

b. Neither residents nor guests may close a common area to others at any time without permission of the Boards. Owners must file a request to the Board and Management 30 days prior to the use of the common area for an event, such as a party, book club or meeting. Events cannot exceed 20 guests.

i. The Boards have the right to deny use of common areas and fine any person or persons deemed to be in violation of a common area.
ii. If the person in violation is a lessee or guest, a fine will be levied on the owner of record for the unit.

c. All property owners have agreed to be good stewards of our community. This includes treating the common area with respect and regard for your fellow neighbor.

d. Reservations may be placed with the front desk or through Condo Control to reserve the business center or Hamilton Room. Reservations are made on a first come, first served basis. It is expected that the rooms will be left in a clean, orderly manner, and violators may lose their right to future reservations.
