MOVE-IN & MOVE-OUT PROCEDURES

1) MOVE-IN & MOVE-OUT PROCEDURES

a. Your address is: 2001 Hamilton Street, # (your specific unit #) Philadelphia, PA 19130

b. All moving procedures must be scheduled in advance with Management.

c. All residents moving in are required to pay a Move-In Fee. Payment is required prior to reserving the freight elevator. The fee is $500 for both CityView (North Tower) and CityView II (South Tower). Note that there may be additional charges related to move-in.

d. Moving into or moving out of the condominium must be accomplished between the hours of 9:00 AM and 5:00 PM Monday through Friday. With very specific exceptions indicated as a separate policy below for South Tower only, moving in or out is strictly prohibited on Saturday, Sundays, and holidays observed by Management or when the Management office is closed. Any unit owner (including tenants) moving in or out (including within the building) during prohibited times will be fined. Fines begin at $1,000 and could go higher depending on circumstances.

a. SATURDAY Moves – South Tower Only. The request for a Saturday move must be made to the manager at least 10 business days in advance. A member of the maintenance staff must be available to supervise the move. If a maintenance tech is available, then a fee of $250 in addition to the move-in fee must be paid and a three-hour window between 9:00 AM and 3:00 PM can be reserved.

e. All moves must use the loading dock and the freight elevator in the appropriate building.

f. Deliveries separate from the move-in may be permitted on Saturdays; however, this pertains to an item that requires only one trip and must be scheduled with a reservation for the Freight elevator. Refer to the section on Deliveries (Section 6) for additional information and restrictions.

g. Each unit owner is responsible for the proper removal of trash, debris, crating, or boxes relating to that unit’s move. Discarded items left on site after a move-out will be discarded and the costs associated with the disposal will be assessed to the owner’s account. For more information on the disposal of bulk items, trash and recycling refer to the section on Waste Removal and Recycling (Section 7).
