Having Work Done

All Construction rules are governed by Section 14 of the CityView Resident Handbook, supplemented by the Component and Responsibility Chart in Appendix N, the Property Modification Form in Appendix G, the Resolution to Amend a Rule Regarding construction within a Unit in Appendix O, the Plumbing Policy in Appendix P, the Window Policy in Appendix Q, the Door and Lock System Replacement Guidelines in Appendix R, and the Resolution Requiring Ventless Dryers (South Tower) in Appendix W.

If your are able to be flexible with your schedule, many standard maintenance and repair tasks can be handled much less expensively by the CityView Resident Maintenance Services (RMS) team. The RMS team can handle everything from hanging pictures and changing light bulbs to fixing leaks, handling electrical repairs, and some larger jobs. The list of services and pricing is subject to change as the cost of parts may fluctuate. The list (as of April 2024) can be found in this document. Any changes in pricing can be obtained by contacting the office.

For those jobs that must be done on a specific schedule or are not able to be handled by RMS, the company/individual that you hire must carry sufficient insurance and be approved by the main office. A list of contractors with current insurance on file with the building is available in this document. Please check with Theo to see if a new list has been released.

Work being done by contractors must occur between the hours of 9 am and 5 pm to avoid disturbing your neighbors.

While homeowners performing their own repairs/renovations are not subject to day or time restrictions, it is recommended that any such repairs/renovations take place between 9 am and 8 pm in order to minimize the impact of the work on other residents.

Please be considerate and review the recommended common courtesies.

Deliveries of materials and other items that must enter and exit through the freight elevators are subject to the rules for Use of the Freight Elevator.

If you or your contractor is removing all debris and waste from the CityView premises, please use the freight elevator to move the debris and waste to the vehicle that is removing it from the premises. If you wish to use CityView’s waste hauler to remove the debris from the premises, please follow the standard Waste Disposal procedures. Failure to comply with the above will result in fines being assessed to you.

Please note that, effective January 1, 2026, any clothes dryers installed in the South Tower must be ventless, in accordance with the board resolution requiring ventless dryers (South Tower) (Appendix W).

Requirements, restrictions, and procedures related to what work can be performed are spelled out in the Declarations of Condominium for the North Tower and South Tower. A property modification form must be completed and submitted to the Resident Services Coordinator for processing and approval before work can begin. We hope to have the form available for download soon.
