Community Event: One Book, One CityView

Don’t miss out on the upcoming One Book, One CityView event! As summer winds down, we’re gearing up for an exciting community gathering on Wednesday, September 25, 2024.

Join fellow residents for an engaging discussion on a thought-provoking non-fiction book of about 350 pages. Even if you haven’t read the book, our skilled facilitator will guide the conversation and make the content accessible and enjoyable for everyone.

Please make sure to RSVP by emailing onebookcityview@cityviewphilly.org by September 18, 2024. We need your RSVP to ensure we have enough refreshments and seating for all attendees.

Details are in the attached file.

We look forward to seeing you there!

Sincerely

Theo

Community Update

Dear Residents,

We’d like to share a few helpful tips to enhance everyone’s experience here at CityView.

Garbage Disposals

To ensure the proper functioning of our garbage disposals and to avoid costly repairs, please follow the guidelines below:

DO: What You Can Put in the Garbage Disposal:

  •   Citrus Rinds: Lemon, lime, and orange peels can help freshen the disposal.
  •  Cold Water: Always run cold water before, during, and after using the disposal.

DON’T: What You Should NOT Put in the Garbage Disposal:

  • Coffee Grounds:
  • Egg Shells:
  •  Grease, Oils, and Fats: These can solidify and cause clogs.
  •  Fibrous Foods: Avoid corn husks, celery, onion skins, and artichokes.
  •  Large Bones: While small bones are fine, large bones can damage the blades.
  •  Pasta, Rice, and Bread: These expand with water and can clog the pipes. They also stick to grease and build scale on the pipes which over time reduces the diameter of pipe which drain from your unit/building stack.
  •  Non-Food Items: Plastic, paint, glass, metal, and paper should never be put in the disposal.

Additional Tips:

  • Run the Disposal Regularly: Frequent use prevents rust and corrosion.
  • Cut Large Items into Smaller Pieces: This prevents overloading the disposal.
  • Use Ice Cubes to Sharpen Blades: Occasionally grind ice cubes to maintain sharpness.

By following these simple guidelines, we can maintain a safe and efficient waste management system in our community.

Plumbing:

  • Please review the plumbing policy carefully. Both the owner and the plumber must sign the form, and the plumber must include their license number on it.
  • The following items are to help prevent plumbing issues that may cause damage if neglected.

DO:

  • Check for leaks around appliances like tubs, showers, beneath sinks and garbage disposals.
  • Check water supply valves to ensure they are not corroded, rusted or hard to open/close.
  • If you have an HVAC/PTAC unit, have it serviced annually, change the filter every three months. Make sure that the condensate line is cleared during the annual service.
  • If you have a hot water tank, check the drip pan or install a water sensor that will alarm if the tank begins to fail.
  • DON’T:
  • Don’t flush wipes or feminine products.
  • Don’t put eggshells, coffee grinds or oil down the drain.

Pets:

  • Please remember to make sure you have your pet under your control at all times. Make sure your pet is always on the leash when you are not in your unit.
  • Make sure your pet is not on CityView property when it needs to relieve itself.
  • Make sure you have registered your pet. Make sure there is a photo on file in case of an emergency. See Theo
  • Please review the pet policy for more information.

Parking:

  • Parking in the circle is limited to 15 minutes. After 20 minutes you will receive a warning followed by a ticket and then a tow if you are there pass the allowed time limit.

Garage:

  • The speed limit in the garage is 10 mph. Speeding will result in a fine.
  • You must stop at both stop signs at the speed bump on the first level near the elevator. Not stopping will result in a fine.

(This memo is the warning.)

Front Entrance:

  • Please have your key fob ready when entering the building and use it to open the door. While the concierge can assist if needed, it is not their responsibility to open the door if you are able to do so yourself.

Electronic Communication

As part of our ongoing efforts to enhance communication and control expenses, the CityView & CityView II Condominium Association is excited to offer you the opportunity to opt-in to receive important communications electronically.  Please note that this change will not apply to your monthly HOA statements. If you would like to opt-in to online statements, please visit e-Statements.

  • By opting in to electronic communication, you will help us streamline our communication processes, reduce our environmental impact, and save on postage costs. Electronic communication is also faster and more reliable than traditional mail, ensuring that you receive important updates and information in a timely manner.
  • To opt-in to electronic communication, simply complete the attached form and drop it off at the office, front desk or fax it to 215-231-9825. There will be hard copies at the front desk for your convenience.
  • CVII Electronic Communication Opt In Form South Tower
  • CV Electronic Communication Opt In Form North Tower
  • You may also email Theodore.Whitehead@fsresidential.com to opt in, but if you do, please provide your preferred e-mail address (if not the one where you received this message) and your mobile number and the email address and mobile number for any co-owners.
  • We require your response in writing for our records. Please note that if you do not opt-in, we will continue to communicate with you by US Mail, which is more expensive, less reliable and significantly slower.
  • As CityView II explores the possibility of electronic voting for the annual meeting and future special meetings, a mobile number that can receive SMS messages will allow you the ability to click on a link texted to you, and vote for Board Members, Budgets, etc.

There is no need to sign up if you have already submitted a form.

Thank you for your cooperation and support as we work to improve our communication practices. If you have any questions or need assistance with opting in, please do not hesitate to contact Theo by email: Theodore.Whitehead@fsresidential.com
