Good Afternoon Everyone,
What a beautiful spring day! Please see the following updates and reminders:
- Garage Repairs: a separate email was sent with a PowerPoint presentation highlighting the upcoming garage repairs starting Monday, April 29th and which spots will be affected during the first two weeks. You can also find it here.
- If your parking spot is going to be affected, there is plenty of nearby street parking. If you are unable to find street parking, there is a PPA parking lot on 19th & Callowhill. I went over and took a picture of the rates for your convenience.
- Garage Exit: the replacement light curtain has been ordered and expedited. We are waiting for an update from the company on when it will be installed. More information to come.
- We have our front desk staff diligently monitoring the garage cameras in the meantime.
- HVAC/PTAC Annual Maintenance: a reminder that all unit owners are required to hire a company to perform a preventative maintenance service to their HVAC or PTAC unit. Receipts are due in the office by April 30th.
- Goodwill Day: it’s that time again! The Goodwill truck will be here on Saturday, May 11th from 9AM-12PM to pick up donations.
- Acceptable donations include gently used clothing, accessories, shoes and other small household items. They are not accepting furniture.
- In the past, shredding was also offered by another vendor. Unfortunately, due to low utilization, we will not be having it this year. The UPS Store on 18th and Fairmount offers shredding. Also, LSNA is hosting a shredding event this Saturday, April 20th. Click here for more information.
- Board Candidate Training: are you interested in running for the Board of Directors in the upcoming election? Chuck and I will be hosting a Zoom training on Tuesday, April 30th at 6:00PM for you to better understand what the roles and responsibilities are, and ask any questions you may have.
- Please send either Chuck or Ariana an email by Monday, April 29th at 9:00AM to RSVP, and you will receive a link to the meeting.
Thank you, and have a lovely rest of your day.
2024 Garage Renovation Project
Posted on by siteadmin
April 15, 2024
This is a mass communication email being sent to all owners and residents. However, if you do not park in the garage, this will not have a direct impact on you.
Dear Mark Goldhaber,
In 2017, CityView and CityView II performed a major overhaul of the parking structure addressing structural, mechanical, electrical, plumbing and safety concerns. CityView has been proactive. Since 2018, we have enlisted the assistance of O & S Associates, an engineering firm, to perform regular inspections of the garage and report their findings and recommendations for preventative maintenance and repairs. Based on their most recent findings, Armor Masonry has been engaged to perform the recommended repairs to the garage starting on Monday, April 29th at 8:00AM.
There is a lot to communicate, and a number of vehicles will need to be removed from their parking spaces to facilitate the repairs at different points in the project’s timeline. The first pre-construction meeting is scheduled for next week, but we did not want to delay relaying important and time sensitive information.
Here is a PDF file that details the work schedule from April 29th through May 11th. The document explains the nature of the work being performed, the parking spaces impacted by the work, when they need to be removed and when they can be returned to the garage. This document will be updated as more information becomes available.
If your vehicle is displaced to facilitate the repairs, you must remove it by 8:00AM or your vehicle may be towed at your expense. Unfortunately, CityView cannot assist you with relocating your vehicle. If you have a parking space that may be available for other residents to use, you can contact the management office, or post it on BuildingLink.
Hard copies of the attachment are available for review in the lobbies of each tower, in the Garden Court, Hamilton Room, Puzzle Area and on the Piano. Please return them when you are done so that other residents can review the materials.

Electronic Communication
Posted on by siteadmin
As part of our ongoing efforts to enhance communication and control expenses, the CityView and CityView II Condominium Associations are excited to offer you the opportunity to opt-in to receive important communications electronically. Please note that this change will not apply to your monthly HOA statements. If you would like to opt-in to online statements, please visit https://estatements.welcomelink.com/midatlantic
By opting in to electronic communication, you will help us streamline our communication processes, reduce our environmental impact, and save on postage costs. Electronic communication is also faster and more reliable than traditional mail, ensuring that you receive important updates and information in a timely manner.
To opt-in to electronic communication, simply complete this form and drop it off at the office, front desk or fax it to 215-231-9825. There will be hard copies at the front desk for your convenience. You may also e-mail Theodore.Whitehead@fsresidential.com to opt in, but if you do, please provide your preferred e-mail address (if not the one where you received this message) and your mobile number and the email address and mobile number for any co-owners.
We require your response in writing for our records. Please note that if you do not opt-in, we will continue to communicate with you by US Mail, which is more expensive, less reliable and significantly slower.
As CityView II explores the possibility of electronic voting for the annual meeting and future special meetings, a mobile number that can receive SMS messages will allow you the ability to click on a link texted to you, and vote for Board Members, Budgets, etc.
Thank you for your cooperation and support as we work to improve our communication practices. If you have any questions or need assistance with opting in, please do not hesitate to contact Theo by email.
